New Construction of a single-family residence on a waterfront flag lot in a coastal flood plain. The home’s form is a direct response to the site’s zoning setbacks and wetland boundaries, creating a unique geometric footprint. The exterior cement board siding is set with meticulous attention to detail, aligning panels and reveals across the entire architectural geometry. Inside mechanical, electrical, and life safety systems were expertly integrated within the minimal floor plates, through assiduous spatial planning and coordination between construction trades, translating complex programmatic and regulatory requirements into a cohesive, high-performance design.
